EPC's Explained
Commercial Energy Performance Certificates provide advice on how to make a commercial property more Energy Efficient, by providing recommendations on how to reduce the amount of carbon dioxide emissions.
Any commercial property that is marketed for sale or rent throughout Scotland is required by law to have a Commercial Energy Performance Certificate.
A typical Scottish Commercial Energy Performance Certificate and accompanying recommendations report displays the following information:-
EPC ScotlandEnergy Efficiency Rating
EPC ScotlandEnvironmental Impact (C02) Rating
EPC ScotlandEnergy Consumption Report- Apportioned per type
EPC ScotlandRecommendations on how the energy use and carbon dioxide emissions of the commercial property may be reduced
The Energy Efficiency Rating is a measure of the overall Efficiency of the Commercial Property. The higher the rating, the more energy efficient the commercial property is and the lower the fuel costs are likely to be.
The energy efficiency chart displays how efficient a commercial property is on a scale of 'A' to 'G' with 'A' being the most energy efficient and 'G' the least.
The Environmental Impact Rating is a measure of the impact the commercial property has on the environment, expressed in terms of carbon dioxide (CO²) emissions. The higher the rating, the less impact it has on the environment.
The ratings are listed on a scale of 'A' to 'G' with 'A' having the least impact on the environment and 'G' the most impact.Commercial Scottish EPC Sample Report

Recommendations report
This part of the Commercial EPC displays recommendations for how energy usage and carbon dioxide emissions of the property may be reduced.
It details: Suggested improvements (for example cavity wall insulation) How much savings (£) per year if the changes were implemented How the changes (if implemented) would affect the energy performance and carbon dioxide emission ratings of the commercial property
